Trying to set up a new site. X will not open the customizer. The rotating icon keeps rotating and will not load.

Thank you for writing in, the issue has something to do with the changes you made on the site .htaccess file.
After I reset that to default Wordpress .htaccess content, the site starts to work normally, including Theme Options and Cornerstone.

It does not work at my end. The admin pages states that I need to upgrade PHP. I upgraded to 7.3 yesterday before I sent this question to you, but the admin panel still wont recognize it. I have tried a plugin called PHP compability checker and it states ok compability to PHP 7.3 all over.
Any suggestions?

Thats exactly my point. I have upgraded to 7.3 but it will not be recognized. Hence the x-theme customizer will not start.
Furthermore when I enter your last article from theme.co, the page shows up for some seconds then your pages disappears only to state this sentence: " An unexpected error has occurred". ??
I have many sites runned by X and they all work fine. Why is this problem showing up now?

When the PHP update is successful, it should be registered and recognized by WordPress. At this moment, you are still using the old PHP version (See the secure note) which means that it did not go so well.
I would highly recommend that you contact your hosting provider and ask for further assistance to update your server settings.
