• I checked your example site and it’s been done using The Grid extension. You can also create similar layout with The Grid plugin, please see https://theme.co/docs/the-grid

• The sticky sidebar feature can be achieved with Icon stack because Icon stack has by default a Independent Scrolling Sidebar (see https://theme.co/x/features/stacks/icon/) now to show different content on different pages in the fixed sidebar, you can use the Unlimited Sidebars feature (https://theme.co/docs/work-with-unlimited-sidebars)

Simply create multiple sidebars and add different content and assign sidebars to each page respectively.
