Good morning, A friend of mine wants me to build a Petshop website if i build it using X Theme for which i have paid for on my domain can i transfer it to his domain when i have finished it. I do not want him to have the X theme just the site.

Yes, that is definitely possible.
Once done and you are ready to transfer, go to your friend’s license page, add the domain on his X license. Then on you wordpress admin, revoke and revalidate using his license.
