Hi there.
After installing the Essential Grid plugin I have no access all of the templates.
The plugin comes with theme X so there should be no additional activation.
But yet it requires one. How should I fix this and gain access to all of the features?

Please be informed that the demo features of the Essential Grid plugin is an exclusive perks if you have purchased a separate license of the plugin. Any bundled plugin does not include this features. The updates for the bundled plugins will be provided by the theme developer thus it does not need to be registered or activated.
