Cornerstone not loading - 4.0.4

Cornerstone has suddenly stopped loading on one of my sites.
Both ThemeX and Cornerstone are updated to latest version.

All I get is the loading (animated) gif, then nothing happens.
In inspector I get two 404 error
[Error] Failed to load resource: the server responded with a status of 404 () (cornerstone-endpoint, line 0)

Now I got an automated email from wordpress

WordPress version 5.3
Current theme: X – Child Theme (version 1.0.0)
Current plugin: Cornerstone (version 4.0.4)
PHP version 7.3.11

Error Details

An error of type E_COMPILE_ERROR was caused in line 30 of the file /home/“URL.com”/wp-content/plugins/cornerstone/cornerstone.php. Error message: require_once(): Failed opening required ‘includes/boot.php’ (include_path=’.:/opt/alt/php73/usr/share/pear’)

I tried to re-install cornerstone, did not work.

Did you revert back your Cornerstone to version 3.5.5? Please go to the plugins section and deactivate Cornerstone. Delete Cornerstone plugin and then go back to X > Validation. Wait for a few moments while Cornerstone 4.0.4 bundled in X theme 7.0.4 is installed in the background. If you are getting the same error, please provide us access to your site so that we can check your settings. Please create a secure note with the following info:
